A most attractive and substantial Grade II* Listed former Manor House with 16th Century origins set within delightful enclosed gardens 3/4 - 1 acre occupying a truly favoured location between the ever popular villages of Northam and Appledore.
The gas centrally heated accommodation is arranged over 2 floors and comprises 4 reception rooms, kitchen/breakfast, utility, 5 double bedrooms and 2 bathrooms.

Period beamed ceilings include a superb vaulted principal bedroom, some exposed floorboarding, most windows replaced with wood framed sash and casement units, carved marble and sandstone fireplaces leaving scope for areas of updating and redecoration.

The property is not completely detached there being 2 smaller roadside cottages adjoining.

Diddywell is a small semi-rural homestead of approx. one dozen dwellings on the edge of Northam village and adjacent to the riverside community of Appledore an historic fishing and shipbuilding village with picturesque quayside and excellent choice of hostelries and local shops.

Northam affords a village square with small selection of shops, medical centre, dental surgery, library, indoor heated swimming pool complex and both have junior/infants schools whilst there is a choice of secondary education within the nearby Port and Market town of Bideford (approx. 3 miles).

The seaside resort of Westward Ho! is within 1 mile and there is ready access to the Northam Burrows Country Park, Beach, Ocean and adjoining Royal North Devon Championship Golf Course.

SERVICES: We have been advised that mains electricity, water, gas and drainage are connected. Gas fired central heating.

COUNCIL TAX: Band F.

TENURE: We are advised that the property is freehold and is being sold with vacant possession upon completion.

DIRECTIONS TO FIND: There are a number of different ways to approach Diddywell but feel that the following instructions are probably the easiest for first time viewers.

From Bideford proceed in a northerly direction (as towards Northam/Appledore/Westward Ho!) passing through the Torridge Bridge roundabout and after a further quarter mile or so (just past the Durrant House Hotel) take the turning right as signposted to Appledore. Follow this road passing J H Taylor Drive and the Marshford Organic shop taking the next left into Primrose Lane. Proceed for approx. 200 metres veering sharp right at the bottom, taking the next turning left and left again whereupon after passing the Diddywell Close cul de sac the wrought iron gated square arched entrance into Diddywell Manor will be seen on the right hand side. FOR INITIAL VIEWINGS PLEASE PARK OUTSIDE THE GATED ENTRANCE.
